AI for holiday parks, campsites and vacation rentals

Staff at holiday parks, campsites and vacation rentals start to have more and more advanced reservation & property management at their disposal to help them process and streamline operations and management.

However, most of the decisions they must face regarding pricing, booking, or recommendations are still based on their own judgments and insights.

Maxxton, the enterprise platform for accommodation providers, has been working on data-driven features to assist or relieve staff from making these decisions themselves.

We have integrated a data science team within our core platform development group, laying the groundwork for BI insights and machine learning, while also developing smart features based on customer demands and insights gathered from other industries.

Dynamic pricing, for example, is now employed in various sectors, such as airlines, rental companies, retail stores, internet advertising, and more. Dynamic pricing is a model that allows businesses to adjust their prices in response to changes in customer demand.When demand is high, businesses might charge premium prices, whereas they may offer discounts during quieter periods to stimulate demand.


By adopting dynamic pricing, businesses can generate higher revenue compared to using fixed prices. Maxxton has implemented AI-driven dynamic pricing to determine the optimal rates for different types of accommodation. Its tool forecasts future demand based on actual bookings. This demand forecasting, combined with a price elasticity engine that measures how sensitive demand is to price changes, helps identify the best pricing strategy—whether the goal is to maximize occupancy or increase revenue. Rates are then automatically updated based on these insights.

The results have been impressive, with RevPAR and ADR both increasing by over 11%.

But Maxxton is doing much more with smart features. 

It automatically reallocates accommodation units to maximise occupancy, driving more bookings while increasing the proportion of preferred reservations. It also recommends add-ons based on stay dates, travel party, and the type of accommodation booked.

Maxxton’s enterprise platform has always focused on enabling staff to collaborate more efficiently. Now, they’ve enhanced the system by integrating advanced intelligence, empowering both staff and management to make smarter decisions.
