One owner is paid based on bookings for their own property. The second shares the income of a rental pool. The third owns a share of that pool and no property at all. The fourth is guaranteed a fixed sum whether their property lets or not. And all of them want their own weeks. Maxxton settles all four from the same booking record, across every location and every channel selling the property.
Maxxton's home management software keeps every holiday booking in one record, even when the properties aren't yours. Everything that makes this business hard follows from that one fact, and so does everything that makes it scalable.
Portfolios in this business grow unit by unit, not resort by resort. A new location can go live with a single signed unit and fill as owners join, inheriting the rate structure and channel setup already in place. The second owner should not be a second project.
List the same property on your website and on several marketplaces at the same time. With one availability record behind all of them, a double booking goes from a monthly incident to something that cannot happen.
Guests expect hotel standards from a property with nobody in it. Scheduled cleaning, logged inspections, mobile maintenance and connected access turn that into a process rather than a favour someone remembers to do.
Maxxton runs 400+ locations, 13 countries and 50K+ accommodations across the platform, built for the holiday rental sector since 1998 with shared ownership in the core rather than added later. Nothing below is a roadmap item.

Maxxton supports four types of owner contracts. With an owner-specific contract, the owner is paid on the bookings of their own property. In a rental pool, a group of owners share the income of all properties in the pool. With a pool share, an owner holds a share in the pool without owning a property. With rent assurance, the owner receives a fixed amount every year, regardless of occupancy.
The contract type is set once per owner, so every statement follows the deal that the owner actually signed, rather than being rebuilt by hand each period.
Push rates and availability from a single record to connected marketplaces and your own booking sites. Bookings come back into that same record.
Operators can run several branded booking sites against one inventory, whether that means one site per region, brand or concept, without splitting the underlying data. Commission and channel performance are visible per property, so you can see which channels are earning their cut.
Cleaning and maintenance schedules are generated from arrivals and departures across every location, and tasks are assigned, tracked and closed from a phone by whoever is actually on site, including external contractors.
Inspections are logged against the unit, so a handover is to a standard rather than a habit, and the owner can see it happened. Access and smart lock systems connect rather than being managed separately.
Guests book on your own website, in their own language and currency, and arrive with everything already sent, including how to get in. Pre-arrival messages, extras and access details come from the same reservation record the rest of the business runs on. A direct guest becomes someone you actually know rather than a reference number from someone else's marketplace, and their next booking can come straight back to you.
Guests can browse properties on a map, where nearby properties are grouped together. They then select their preferred available unit directly on the map.
“We wanted a system that evolves so that we didn't have to change our system every few years. Maxxton evolves as the technology evolves, and that's been really important for us.”
Rod Jones CEO, EuroResorts
“Maxxton is the workhorse. It can adapt to the hotel model or the vacation rental model depending upon where the customer is coming from.”
Matt Bailey President & CEO, Castle Resorts & Hotels
“Powered by Maxxton means providing our guests with the best experience on their holidays.”

Different owner agreements are standard in Maxxton Owner Management, which models each deal rather than working around it. Maxxton carries four owner contract kinds: owner-specific, where an owner is paid on their own unit's bookings; pool, where a group of owners share the income of a pool their properties sit in; pool share, where an owner holds a share of that pool rather than a specific unit; and rent assurance, where the owner receives a fixed yearly amount regardless of occupancy. All four settle from the same booking records, in the same statement run.
Yes, and own-use is part of the contract, not a favour. Own-use allowances are defined on the owner contract, owners block their own periods through the owner portal, and those blocks come out of availability without anyone rekeying them. Where own-use affects settlement or a letting guarantee, the contract terms drive the calculation.
No. Maxxton has been built for this sector since 1998, and shared ownership is native, not added later. One operator runs mixed hotel and condominium inventory side by side on the platform, with the condominium units all privately owned. Matt Bailey, President and CEO of Castle Resorts & Hotels, puts it this way: "Maxxton is the workhorse. It can adapt to the hotel model or the vacation rental model depending upon where the customer is coming from."
Portfolios in this segment grow unit by unit, not resort by resort, and the platform is configured that way. You can build out a new location and go live with a single signed unit, then fill as more owners join, with the accommodation type, rate structure, and channel setup already inherited from the group. Adding a second owner isn't a second project.
No. Maxxton is the single record every channel reads from, not a replacement for them. Rates and availability push out to connected OTAs and to your own booking sites from one record, and bookings come back into that same record, so the same unit cannot be sold twice. Operators on the platform run several branded booking sites against one inventory.
Housekeeping and maintenance schedules are generated from arrivals and departures across every location, and whoever is on site assigns, tracks, and closes tasks by phone. Inspections are logged against the unit so an owner's property is handed over to a standard. Smart lock and access systems connect through the Integration Manager, so guests can arrive at a property with no one there to meet them.
Maxxton is PCI DSS compliant and ISAE-3402 certified. For owners, DAC7 reporting obligations are met from platform data rather than compiled each year separately. These are audited certifications, not assurances, which matters when you are handling other people's property and other people's money.
Yes. Guests can book several properties in one reservation instead of making a separate booking for each.
