A holiday park group is not a hotel with more rooms. It is touring pitches, comfort pitches, seasonal plots, annual pitches, chalets, lodges and sometimes marina berths, each priced, metered, cleaned and sold differently, across every park you own. Maxxton runs all of it on one platform.
Guests now expect hotel-level service from a lodge in a forest with no front desk. Meeting that without adding a person per park is where the margin is.
A three-night chalet break, a season on a comfort pitch and a year on an annual plot are all reservations in one system, handled the same way. Not three separate processes with three sets of paperwork.
Guests can also book a specific unit within their chosen accommodation type.
Add-ons, packages, tourist tax, pet fees, insurance, and metered electricity, water, and gas are added to the booking and settled with it, so nothing has to be chased at the barrier on departure day.
A departing guest can rebook their week for next year before rates are finalised, and a loyalty programme rewards them for it. Both run on the reservation record you already hold.
Maxxton runs 400+ locations, 13 countries and 50K+ accommodations across the platform, built for outdoor hospitality since 1998 rather than adapted from a hotel property management system. The numbers below are live configuration today, drawn from two operators at opposite ends of the segment.

Maxxton supports multi-park management without treating every park as identical. Each location keeps its own accommodation types, pricing and booking rules, while add-ons, offers and guest categories are managed centrally at group or brand level. From annual and seasonal pitches to touring pitches, chalets, bungalows and marina berths, everything runs in one system.
Set pricing and booking rules centrally or per park, and let dynamic pricing target occupancy or revenue for each accommodation group. Manage every sales channel in one system, from your own website and tour operators to partners with reserved or prepaid capacity and works councils. One Maxxton group manages around 600 such channels.
Housekeeping and maintenance tasks are created automatically from arrivals and departures, and your on-park staff pick them up on their phones in their own language. Meter readings, work orders, inspections and park maps sit in the same app. Barrier and door-lock access is set up per park, because no two parks use the same hardware.
Guests book in their own language, receive arrival details and barrier codes, and manage their stay through your branded portal. For privately owned units, contracts, settlements and statements use the same booking data, while owners manage their unit through a self-service portal. One group manages around 800 owners this way, including units used privately in low season and rented out in high season.
Maxxton automatically sends payment reminders and collection notices with online payment links, reducing manual follow-up by your team.
“With Maxxton's AI-driven pricing, we've been able to optimise revenue across nearly all accommodations. It recognises patterns faster than I ever could, allowing us to adjust rates in real time based on demand.”
Jolanda Kamphuis Commercial Director, De Krim Texel
“We use Maxxton because it enables us to keep all data in one place. It also lets us control, manage, and keep growing. With Maxxton, I know there are always possibilities.”
Axel Wiertz Information Architect, Landal
“After being accustomed to the previous system for 20 years, users tend to be resistant to new methods. However, by getting them accustomed to Maxxton software, we were able to win their trust.”
Bastiaan Spaapen Manager ICT, RCN Holiday Parks
“Maxxton is the reliable software-as-a-service partner to facilitate the ambitious holiday parks & campsites strategy of Siblu.”

Your holiday park group needs management software that fits four quite different businesses. Find the row that matches how you actually operate.
Sandaya operates 65 parks across four countries, invoicing under three fiscal regimes and selling through around 600 channels. Siblu operates 43.
Molecaten runs 19 parks, 1,094 accommodation types and 23,300 units, mixing rental accommodation, annual and seasonal pitches and a marina.
Ourthe & Somme lets 180 holiday villas across 10 parks in the Ardennes on behalf of private owners.
Single-park operators run the same platform as the enterprise groups above, on the modules they actually need.
Independent assurance over the controls that run your reservations and finance data.
Card data handled to the payment industry's own standard, across the estate.
French, Spanish and Italian fiscal and e-invoicing regimes, running side by side in one group.
Owner reporting obligations met from platform data, not compiled separately.
One Maxxton operator runs multiple accommodation types across 19 parks, mixing rental chalets and bungalows with annual pitches and seasonal plots in a single estate. Accommodation types are hierarchical, so a type defined once at group level inherits down to every park that offers it.
Yes, and in the same reservation flow. The platform supports rental chalets and bungalows, touring and comfort pitches, seasonal plots, annual plots, and marina berths, each with its own pricing model, rentability rules, changeover behaviour, and metering. An annual pitch running a full calendar year and a three-night chalet stay sit in one system.
One Maxxton group runs around 600 distribution channels in a hierarchy covering direct sales, free-sale tour operators, allotment tour operators, guaranteed linear contracts and works councils. Free sale books against open inventory. Allotment blocks units at a negotiated rate and bills on what actually sells. Linear blocks units against an upfront sum the partner pays whether they sell or not. That group runs linear contracts with around 150 works council partners, generating over 500 invoices a year.
Per site, because that is how the law works. One Maxxton group issues invoices under three regimes at once: NF525 in France, SII in Spain and SDI in Italy, with statutory statistics reporting to the relevant national and regional bodies from the same platform. Each municipality sets the tourist tax, which varies by star rating and age exemption, so a group pays a different rate per commune and sometimes more than one within a single park.
The platform calculates owner contracts, settlements, and statements from the same booking records rather than a parallel spreadsheet, and owners access their unit details through a self-service portal. One group manages roughly 800 owners across its parks, including arrangements where the owner uses the unit in low season, and the group commercialises it in high season, with energy metering and annual invoicing generated from the same data. DAC7 reporting comes out of the platform rather than being compiled separately.
Yes, through the Integration Manager rather than a fixed scheme. Live setups include licence-plate recognition with a pre-arrival barrier PIN, barcode entry cards, and third-party door-lock and barrier systems. Access technology usually differs park by park, so the platform is configured accordingly rather than assuming a single estate-wide standard.
Booking.com, Airbnb via a certified API connection, Expedia, Google Hotel Ads, HomeAway, Interhome, Novasol, Bungalow.net, SiteMinder, Ctoutvert, Avantio and Phobs among others, plus payment providers, e-invoicing networks, access-control systems, insurance partners and data warehouses. Anything not pre-built connects through the Integration Manager, the OTA API standard or a documented REST API.
Maxxton runs on Google Cloud infrastructure with Kubernetes-managed microservices and multi-region redundancy, so a single failure does not take reservations down with it. Access is controlled through single sign-on and role-based permissions, and we monitor performance and logs continuously.
Yes. Guests can reserve several accommodations in one online booking, so group reservations don't need a separate telephone booking.
Maxxton provides ongoing operator support and staff training, so your team can get help with setup and using the platform.
The one with the annual pitches, the three brands and the accommodation type nobody can price. An implementation consultant will walk you through it, not a slide deck.
