Sales and marketing For Sales & Marketing

The commercial platform behind every booking you win directly

You are responsible for how a park gets found, priced and booked again. When content, distribution, pricing and guest data live in different places, those decisions happen in isolation and direct bookings quietly lose ground to OTAs. Maxxton connects them, so you spend less time reconciling channels and more time winning the booking.

Winning sales and marketing teams run on Maxxton

Maxxton's direct booking software connects property content, distribution and pricing with the same reservation, guest and inventory data used across your operation. That means less duplication, fewer discrepancies and a clearer view of what is actually driving bookings.
01

Show off your properties

Describe an accommodation once and distribute it across every channel, so what a guest sees matches what they can actually book.

02

Optimise distribution

Balance direct bookings and OTA visibility, with your own booking engine getting first look at every unit.

03

Turn data into results

Use the data you already hold to personalise recommendations, adjust rates to demand and understand your guests.

04

Engage guests

Activities, upgrades, offers and rewards run from the same guest record, giving you more opportunities to turn a first booking into a second.

Describe it once. Keep it right everywhere

Write photos, descriptions and amenities once per accommodation, then represent them however each channel needs them: direct, OTA or metasearch. What a guest sees stays aligned with what can actually be booked.

Organise inventory clearly
Upload inventory, details, pricing and availability in one pass across your channels.

Set booking conditions once
Manage length of stay, arrival dates, upfront terms and pricing hierarchically by brand, location or accommodation type rather than property by property.

Open a new season faster
Clone your booking rules when a new season starts or you add new accommodations, instead of rebuilding them by hand.

Every channel, one inventory. Direct gets first look

Maxxton's Channel Manager updates rates and availability across your booking channels from a single inventory, with prebuilt connections to Booking.com, Airbnb and other channels used by European park operators. You decide what each channel sees.

Tailor per platform
Adjust booking rules, inventory representation and unit selection channel by channel. Prioritise availability on direct channels so your own booking engine gets first look.

Keep rates consistent
Set one base rate with automatic percentage adjustments per platform. Change the base rate once and every channel follows, without anyone re-entering it manually.

Bring campaigns into the mix
Run metasearch campaigns through the Adchieve integration on Tripadvisor, Trivago and Google, using the same live availability and pricing. A campaign click therefore lands on a price your inventory can actually honour.

Be found where guests now start looking
Make your informational pages, parks and accommodation data easier for AI assistants to read, so guests get accurate, up-to-date information.

Let demand shape what you sell and what you charge

The data you already hold can inform what to show, what to charge and what to offer, without exporting it somewhere else first.

Prioritise the right units
Prioritise units in the planning board based on owner-guaranteed income, gaps in the planning board, and accommodation ranking, so the units you need to sell get the attention they deserve.

Personalise offers
Recommend add-ons based on stay dates, travel party and the accommodation booked, so an upsell feels useful rather than generic.

Maximise revenue and occupancy
Dynamic pricing adjusts rates based on demand forecasting and price sensitivity, so your prices respond to the market rather than yesterday’s data.

Boost rebookings
Offer early-bird deals or let guests secure a future stay before next season’s rates are finalised.

The guest record that brings people back

Every reservation, whatever its source, feeds into one guest record. Returning guests are recognised automatically, turning last year’s OTA guest into this year’s direct booking. No separate CRM needed.

A website that books
Turn searches into bookings with quick search options and filters for destination, park or accommodation. Guests can search fixed or flexible dates, weeks, months or school holidays. Only bookable combinations appear, with alternatives when nothing matches.

A reservation flow you control
Set conditional booking steps and tailor automated emails to your own tone of voice.

Offers that bring guests back
Use vouchers, discounts and special deals to attract guests, drive rebookings and encourage referrals.

Activities and loyalty
Let guests book activities through the portal or front office. Reward them from their first booking with a loyalty programme you control.

Owners see what you see
Give owners their own portal with revenue charts, reservation overviews and maintenance updates for their unit.

Questions sales and marketing teams ask us

Is this a separate marketing tool, or does it run on what we already have?

No new module. It brings together the content, distribution, pricing and guest data already in the platform, so you can use them together to win more bookings directly.

How does Maxxton help us compete with OTA pricing without starting a race to the bottom?

OTAs remain a valuable channel for reaching new guests. Maxxton does not position itself against them. Instead, the platform ensures your direct rate reflects real demand and gives your own booking engine first look at every unit, helping you avoid losing a booking because of a stale price or unavailable direct inventory.

Can we run paid and metasearch campaigns directly from this?

Yes. Adchieve is a pre-built Integration Management connection that feeds live availability and pricing to your Tripadvisor, Trivago and Google campaigns, so a campaign click lands on a price your inventory can actually honour.

How do we know which channel is worth our attention and budget?

Channel Manager runs every connected channel from one inventory with real-time status, so you can see performance per channel rather than judging it by whichever channel is loudest.

What happens to a guest’s data after they book through an OTA?

The reservation still lands in your own reservation record. OTAs do not share guest data with you by default. Maxxton’s record gives you the guest information in your system, so you can recognise returning guests and reach out to them for a direct booking.

Do we need a separate CRM or email tool to act on this guest data?

No. Maxxton's Central Reservation System holds guest data in your reservation record and automatically recognises returning guests. If you want to act on it with automated messaging, vouchers, or a loyalty programme, run those activities through Guest Messaging and the guest portal.
